Which layout to pick

34 m², one bedroom

The entry point and the easiest unit to let. Two plan variants exist at this size, so ask which one a given unit uses before you compare prices — the difference is in where the bedroom wall sits relative to the balcony.

Best for: first purchase, rental yield, a lock-and-leave second home.

47 m², one bedroom

Thirteen square metres more than the entry plan, and that is where a proper separate living area appears rather than a widened corridor. At the same price per metre, this is the layout that holds value best in resale.

Best for: living here part of the year; couples who work from home.

71 and 73 m², two bedrooms

A real family size, and the reason the school walk matters. Only two plan types exist in this bracket, which means few of them in a 263-unit building — two-bedroom stock in this area tends to sell out first.

Best for: families with school-age children; long-stay rental.

What you actually own: a freehold condo, in your own name

Every unit here is a condominium unit, and a foreigner can hold a condo in Thailand freehold — full ownership, registered in your own name at the Land Department, with no time limit and no Thai nominee. That is the part of Thai property law that works cleanly for foreign buyers, and it is why new condo stock rather than a villa is the usual entry point.

The constraint is the quota: up to 49 per cent of the saleable floor area of the building may be held freehold by foreigners. The remaining 51 per cent is Thai-quota and is normally taken leasehold. Freehold allocation runs out unit by unit, so the question to ask about any specific apartment is not “is the project freehold” but “is this unit still in the foreign quota”.

The foreign-quota balance for The GENS is confirmed with the developer in writing per unit before a reservation. We do not publish a quota figure we cannot evidence.

Sizes and budget brackets

The five published sizes are 34, 34, 47, 71 and 73 sqm. Split by budget, that gives two clear brackets:

  • Under 200k USD — the one-bedroom plans, from $117,682 for 34 sqm
  • Above 270k USD — the two-bedroom plans, from $271,877 for 71 sqm

There is nothing between the two brackets, because there is no layout between 47 and 71 sqm. If your budget lands in the gap, the honest options are a larger one-bedroom on a higher floor or a two-bedroom on a lower one.

  • Transfer fee — split with the developer per contract, typically 1–2% of the registered price
  • Parking — confirm allocation per unit before reserving

On a 34 m² unit that is roughly 23,800 ฿ once and 2,380 ฿ a month; on 73 m², 51,100 ฿ once and 5,110 ฿ a month.

No. The smallest unit is a 34 m² one-bedroom. The range then goes 47 m² for a larger one-bedroom, and 71–73 m² for the two-bedroom plans.

Why are two plans both 34 m²?

The developer publishes two different layouts at the same size — they differ in the position of the bedroom wall and the balcony. Ask which variant applies to the specific unit you are considering; the price is the same but the living feel is not.
